SO UH, YOU KNOW, VERY COMFORTABLE WITH IT VERY EXPERIENCED WITH IT SO ONE OF THE THINGS THAT, UH, WE'VE HAD THE CONVERSATION ABOUT IS WE UNDERSTAND IN REGARDS TO THAT JUST. THAT WAS WAY WAY BELOW MARKET AND THEY WANTED THE RENT TO GO DOWN IF THEY RENEWED AND WE JUST CAN'T. WE JUST CAN'T DO THAT, UM SO THAT INCREASED THE BUDGET ITEM FOR TENDER IMPROVEMENT. AT LEAST THE COMMISSION WHEN YOU SIGN A NEW LEASE WITH A TENANT, ESPECIALLY FIRST CLASS TENANTS, AND ESPECIALLY RESTAURANTS, THEY REQUIRE VERY HIGH TENTATIVE IMPROVEMENT PACKAGES. UM THEY THEY COME IN AND SPEND A BUNCH OF MONEY ON THE SPACE AND MAKE IT LOOK NICE AND BRING THEIR OWN BRANDY TO IT WITH A NEW FLOORING. UM OFTENTIMES THEY CAN REUSE. CERTAIN ITEMS FF NEED THAT WERE THERE BEFORE, LIKE A COOLER, A GREASE STRAP. UM BUT IN GENERAL, IT'S JUST VERY COSTLY TO LEAD TO A RESTAURANT. UM SO IT THIS PROPOSAL. SO SO THE FIRST GRANT REALLY JUST COVERED THE EXTERIOR OF THE BUILDING. UM AND ALL THE IMPROVEMENTS WE WERE GOING IN THE PROCESS OF MAKING THIS THIS ACTUALLY THREE PICTURES BEFORE AND AFTER THE SECOND ONE WAS ACTUALLY TAKEN THIS AFTERNOON. UM AND WE'RE EXCITED ABOUT THE PROJECT. THIS WAS TAKEN TODAY TO THE DONUT SHOP. THEY'RE THEY'RE THEIR COSTS HAVE GONE UP SIGNIFICANTLY IN THE LAST 510 YEARS TO BUILD SPACES LIKE, CLICK THIS OUT, SO THEY'RE C. I REQUESTS GO UP. UM OBVIOUSLY WE RIPPED OFF THIS THIS GREEN AWNING AND, UM BUILT UP A HIGHER FACADE. WE'RE GOING TO BE SO THIS WAS INITIALLY A 7-ELEVEN WHEN IT WAS FIRST BUILT. SEVENTIES AND BECAUSE THERE WAS YOU KNOW, THERE USED TO BE GAS PUMPS OUT HERE AND THERE WAS TWO TURN IN THE 7-ELEVEN THAT WE THOUGHT THAT JUST DIDN'T MAKE SENSE FOR THE CENTER. WE'RE GOING TO ENCLOSE THAT. I THINK THAT HELPED ALLEVIATE SOME TRAFFIC CONGESTION, TOO. WHEN PEOPLE GO THROUGH A LOT, AND THEN IMMEDIATELY THEY'RE STOPPING AND TURNING IN.
